Terms and Conditions

1. General Overview

Steward Estate Company (“Steward Estate Company,” “we,” “our,” or “us”) provides online estate auctions, consignment services, buyouts, and property cleanouts. By registering to bid, placing a bid, or purchasing an item through any Steward Estate Company auction, the bidder (“you” or “buyer”) agrees to the following Terms & Conditions. Participation in any auction constitutes full acceptance of these terms.

2. Buyer’s Premium

A 15% buyer’s premium is added to all winning bids. This premium is applied to the final hammer price and included on all invoices.

3. Bidding & Registration

  • All bidders must register with accurate contact information.

  • Steward Estate Company reserves the right to approve, deny, or revoke bidding privileges at any time.

  • All bids are binding. Once placed, a bid cannot be retracted or altered.

  • Steward Estate Company may extend, reopen, or cancel lots at its discretion in the event of technical issues or listing errors.

4. Bidding Format & Starting Bids

  • Steward Estate Company auctions use soft‑close bidding, meaning the closing time of an item may extend if bids are placed within the final moments.

  • Unless otherwise noted, all items open with a starting bid of $5.

  • Some items may have a reserve price or a higher starting bid applied at the discretion of Steward Estate Company or the client.

  • Bidders are responsible for reviewing each item’s starting bid and reserve status before placing a bid.

5. Invoicing, Pay Invoice & Payment

  • If you place the final winning bid on an item, an invoice will be sent to your email at the conclusion of the auction.

  • By selecting the invoice and clicking “Pay Invoice”, you will be able to designate your final fulfillment method.

  • Payment is due immediately upon completion of the auction.

  • Payment methods can be changed or added in the account information section or directly from the invoice.

  • If payment is not received within 48 hours of the conclusion of the auction, all won items are forfeited.

  • Forfeited items may be re‑sold, disposed of, or retained by Steward Estate Company without refund or credit.

Payment Forms Accepted

All invoices are to be paid with a credit card. If you do not elect a fulfillment method and you do not pick the item up during the scheduled pickup time outlined on the “Sale Details” section or “Item” pages, Steward Estate Company reserves the right to charge your payment method on file and you may be charged a $40.00 restocking fee, or 10% of the item cost, whichever is greater. You hereby expressly grant Steward Estate Company the right to hold a winning item until confirmation of cleared funds has been received by Sparks Estate Services.

6. Sales Tax & Reseller Permits

  • Steward Estate Company collects sales tax based on the designated ZIP code of the auction location, in accordance with Washington State tax regulations.

  • Buyers claiming tax‑exempt status must provide a valid Washington State reseller permit before payment is submitted.

  • Reseller permits must be current, legible, and verifiable through the Washington Department of Revenue.

  • Steward Estate Company may request updated reseller documentation at any time.

  • If valid documentation is not provided prior to payment, sales tax will be charged and cannot be refunded.

7. Item Condition, Descriptions & Authenticity

  • All items are sold AS‑IS, WHERE‑IS, with no warranties expressed or implied.

  • All sales are final. No refunds or returns are accepted for any reason.

  • Dimensions provided in listings may be approximate and are not guaranteed to be exact.

  • Descriptions and identifications are provided in good faith for general informational purposes based upon information reasonably available to us.

  • No statement regarding authenticity, maker, artist, manufacturer, age, period, materials, origin, provenance, condition, functionality, value, or other characteristic constitutes a warranty, certification, professional authentication, or guarantee.

  • Bidders are responsible for reviewing all available information before bidding.

8. Pickup & Removal

  • All auctions will have designated pickup days and times, listed within each individual auction description.

  • Buyers are responsible for reviewing this information before bidding.

  • Do not bid on any item if you cannot meet the pickup, handling, or removal requirements listed in the auction description.

  • Once payment is confirmed, buyers must schedule a pickup time.

  • The pickup address is provided the morning of the scheduled pickup day to buyers who have scheduled a pickup time.
